House rules, policies and the awkward questions

All of it in one place, in plain words, before you book instead of after.

The basics

  • Check-in after 4:00 p.m., by keypad. You will have the code before you leave home.
  • Checkout by 10:00 a.m.
  • The booking guest must be 25 or older and must stay at the house.
  • No events, no graduations, no bachelor or bachelorette parties.
  • Beach quiet hours 10:00 p.m. to 7:00 a.m.

Why check-in is 4 p.m. and checkout is 10 a.m.

Six hours between checkout and check-in is not much. It is one house and one cleaning crew, and that window is what it takes to hand you a house that scores 4.9 on cleanliness as reviewed on Airbnb. If the calendar is open around your stay, ask and we will usually let you drop bags early or use the beach on your way out.

Trash and recycling

Air conditioning

There is no central air conditioning. There is a portable A/C in the top-floor master, a ceiling fan, and portable fans in the bedrooms. The house is in the woods, the nights cool down, and the lake is a short walk down the path. August afternoons upstairs still get warm. If you need air conditioning to sleep, this is not the right house for you, and we would rather say so now.

Stairs

Three storeys, and the stairs are unavoidable. There is no step-free route between floors and no way to stay on one level. The main floor does have a queen bedroom and a full bathroom for anyone who should climb as little as possible.

The hot tub

Available October through May, indoors, private, seats six, open around the clock. It is closed June through September. It is in the Airbnb title all year, which has confused people, so we say it twice here.

The beach

The house is beachfront on Loon Lake with beach access a short walk down the path. It is not a public beach, it is shared between two houses, ours and one neighbour’s. Beach chairs, towels and an umbrella are provided. Quiet hours 10 p.m. to 7 a.m.

Cancellations and refunds

Payment, taxes and what you actually pay

Your total includes the nightly rate, the cleaning fee, the damage fee, NY State & Local Sales Tax (7%) (4% New York State plus 3% Warren County) and Warren County Occupancy Tax at 4%. Both taxes are collected here and remitted to the state and the county. There is nothing to pay on arrival.
